With warmer temperatures, brighter days and gardens lush and in bloom, Spring has officially arrived, signifying a time of revival and reinvigoration. This is also the start of, what we agents call, the selling season in real estate. After hibernating during winter, sellers are now ready to spruce up their homes, consult with our area specialists and place their homes on the market at an optimum price, hoping for a swift sale.

To achieve this, your home needs to be in the best condition possible to stand out from its competitors, combining curb and interior appeal with accurate, market-related pricing. There is also an emotional aspect to real estate, which is a key consideration. Buying a home is the start of a journey filled with hopes, dreams and expectations and for you as the seller, years of memories made and experiences had in your home.

“It is important for buyers to be able to see themselves in your home as they view the listing,” says Mike Greeff, CEO of Greeff Christie’s International Real Estate. “A well-presented, well-priced home is more likely to sell than one with clear areas for improvement.”

To position your home optimally for a swift sale, consider the advice below.

Kerb Appeal

Any agent worth their salt will tell you that first impressions are vital. Making your home attractive from the street is one of the best ways to impress a prospective buyer.

  • A fresh coat of paint can do wonders. Choose neutral tones and a cohesive colour palette to make your home look more refined and tidy.
  • Clean up and refresh your garden. A manicured, easy-to-maintain garden with water-wise, indigenous plants is a great selling point for a potential buyer.
  • Touch up your front door and windows with paint or varnish and polish door and window handles to increase entrance appeal.
  • If you have a pool, ensure that it’s blue and sparkling with a good cover.
  • Turn your braai area into the heart of your outdoor space. Add an outdoor dining set, attractive potted plants and a stylish umbrella.
  • Lastly, welcome buyers with a fresh, new doormat.

Interior Appeal

 “Once a potential buyer is drawn in by the curb appeal, the next thing they’ll look at is the condition of the interior. Chipped or cracked tiles, broken cabinetry or cracked countertops diminish the actual value of the property and will likely result in a hesitant buyer, a request for a price drop or no deal being offered,” says Tim Greeff, Sales Director at Greeff Christie’s International Real Estate. “It is important that you increase the appeal of your home’s interior, even in small, cost-effective ways,” he adds.

  • Create a welcoming reception area. A beautifully-framed mirror, a striking flower arrangement and a piece of statement furniture are all great options to impress a prospective buyer.
  • Ensure that your home smells great. Purchase a premium room spray or burn a gently-fragranced essential oil to appeal to the senses.
  • Keep all spaces neat. Buyers should be able to imagine their furniture in the space.
  • In smaller homes, create the illusion of space by removing extra furniture and packing away books, ornaments and clutter.
  • A fireplace is incredibly appealing, so add firewood or pinecones to the grate, for potential buyers to imagine themselves cosied up during colder nights.

These are just a few ways to quickly improve the appearance of your home before it is photographed and placed on the market. The idea is not to spend excessively but to invest in small improvements that could get you closer to the selling price you desire.
